How Does it Work?

Hobby Loft Garden Suites are barrier-free homes built on existing properties and used primarily as rental suites for people with mobility challenges. Earn up to $520* a month in passive income while adding up to 100% of the build cost to your original property value.

*The return on investment for each individual property may vary depending on market conditions, construction value and financial structure.

The Program

No Limits Collective (NLC)

NLC works closely with non-profit organizations to match people with mobility challenges with homes. Program membership is free and ensures your suite always has a tenant. It also includes property management and maintenance — for five years.

How does it work?

Our home building process starts with a consultation to understand your needs and requirements. We then create a customized plan and design for your home. Once the plan is approved, our team begins construction, ensuring that every step is carried out with precision and attention to detail. Finally, we hand over the keys to your new home and provide ongoing support and maintenance.

How do I know if I qualify for financing?

We have teamed up with The Best Rate Mortgage Team to provide the best options for financing. Visit www.thebestrate.ca and click on Apply Online in the top right-hand corner. The whole process takes approximately 10 minutes and then financing options will be sent to you.

What is the warranty for a Hobby Loft Garden Suite?

An industry-leading, 5-year full comprehensive warranty + an additional 5 years for mechanical, structural and building coverage.

Where is the Hobby Loft and No Limits Collective (NLC) program available?

Currently, both the Hobby Loft and No Limits Collective are available anywhere in the province of Alberta. The type of build may be constrained by specific rules within each municipality. Contact us for specific questions regarding your area.

How long does it take to build a Hobby Loft?

The time it takes to build a home depends on various factors such as the size and complexity of the project. On average, it can take anywhere from a few months to a year. Our team will provide you with a detailed timeline and keep you informed throughout the process.

What is the cost?

The cost of building a home can vary depending on factors such as the size, design, materials, and additional features. We offer competitive pricing and will provide you with a detailed quote based on your specific requirements. Our team will work closely with you to ensure that the project stays within your budget.

How does the payment schedule work?

There is a 10% deposit that is provided to the builder before construction. As part of the building contract, certain milestones are set (such as “after framing inspection”) where a draw would then be issued to the builder. This can either come from the lending bank or whoever is financing the project.

How do I get more detailed information about a Hobby Loft investment?

Can a Hobby Loft Garden Suite be subdivided to have a separate title?

Currently no. The Hobby Loft Garden Suite is still considered part of the same property as the primary residence and cannot be subdivided. However, it will have a different address designation, receive mail separately and have separate utilities.

This would be a great fit for my parents or grandparents. Do you work with a home care assistant?
